If you are wary of buying your dream home in a project under construction and are looking for a ready-to-move-in flat in the NCR, there is good news for you
Various projects located in Noida, Noida Expressway, and Greater Noida –which are nearing completion–will be offering thousands of ready-to-move-in apartments by the end of this year. And, budget is not going to be a major constraint. Starting from Rs 30 lakh for a studio apartment and going up to a few crore rupees for a highend 4BHK apartment or a villa, homebuyers are likely to get lots of options suitable for every pocket.
According to industry sources, central Noida alone is expected to offer 10,000-15,000 ready-to-move-in homes by the end of this year, as many big and small projects are in the final stages of completion. People can look for such house in Sectors 44, 45, 74-78, 80, and 118-122.
“Noida is the best place in the NCR region for buying one’s dream home. Be it better connectivity, reliable transport, education, healthcare, sports, entertainment, employment or industry, Noida scores over its counterparts in almost all of these and also has attracted a major chunk of buyers because of the cost-effective price of its properties. Various projects were launched in this area in 2010-11, out of which many will be ready for possession soon,“ says Dinesh Jain, MD of Exotica Housing (project is ready to move in Exotica Fresco).
Like Noida, Noida Expressway is also expected to offer nearly 30,000 to 35,000 ready-to-move-in homes in the next few months. Experts say that Noida Expressway–with many good projects launched here during 2009-2011—(Projects Such As Jaypee Greens Wish Town, Logix, Supertech, ATS Omaxe etc)has been a major attraction for buyers.
People can look for homes in sectors like 83, 84, 93-149, and 135, 137, 140 and 143, where a larger number of projects will be ready for possession from Navaratra and Diwali this year. At the time of their launch, the price of property in Noida Expressway was between Rs 2,500 and Rs 3,500 per sq ft, which has now appreci ated to Rs 4,300-6,500 per sq ft.
Similar is the case with Greater Noida West, which is not only fast emerging as an attractive location in the NCR for affordable housing, but is also going to be one of the best places to live in. Although the area faced a number of issues, including land litigation, farmers’ protest, and multiple court verdictswhich stalled projects there for some time–the recent Supreme Court verdict on the dispute over acquisition of farmers’ land is likely to restore investor confidence in the realty market in Greater Noida and may also give a fillip to the construction activities there.
Sources say that Greater Noida will be offering 85,000 to 1 lakh ready-to-move-in homes from December 2015 onwards.
