A part from helping commuters as well as the lo cal residents save travel time to a great extent, some expressways nowadays are also fast turning into hot-spots for realty development.
Yamuna Expressway is 165km long and is India’s longest sixlane, controlled-access expressway , connecting Greater Noida with Agra–it was developed by Jaypee Group under public-private partnership.
This project was conceived with the idea to not only reduce the travel time between New Delhi and Agra, but also to open up avenues for industrial and urban development of the region and provide the base for convergence to tourism and other allied industries.
Keeping in view its importance as well as future growth prospects, major developers of the region-including Jaypee Group, Gaursons, Supertech, Ajnara Group, and ATS Infrastructure have announced township and residential projects along this stretch.
The latest to join the race is Presidency Infra heights Pvt Ltd, which announced the launch of its 100% FDI-funded flagship project, Presidency Heights, along the expressway . The Rs 350crore luxury project, over 5.5 acres, has been designed by India’s leading architect Hafeez Contractor.
Owais Usmani, the MD of Presidency Infraheights, says: “As Yamuna Expressway is very close to the booming towns of Noida and Greater Noida, potential homebuyers are unlikely to hesitate while investing in these areas. The proposed Delhi Mumbai Industrial Corridor, expected to pass through DadriNoida, will also boost the development of warehousing and special development zones along both sides of the expressway .“
Moreover, mega projects like the F1 race track and other forthcoming ones like the Jaypee Sports City project and the Night Safari park will push the next wave of development, which will expand the city boundaries further.
Connectivity also plays an important role for wooing both the home buyers and investors towards Yamuna Expressway . “For any kind of development, connectivity is always an issue as well as the topmost concern, and by virtue of its location, Yamuna Expressway is fully connected to the NCR and Delhi. This gives an edge to the area in terms of residential and commercial projects,“ Aditi Bhardwaj, the director of real estate consultancy firm, said.
All these things taken together are undoubtedly going to usher in a strong wave of development in the next couple of years. Moreover, infrastructural development in the area is taking place at a fast pace, matching the standards of metros like Delhi. One can, thus, safely go in for investing in the area, which has enough potential to address the housing demand at affordable prices.
Manoj Gaur, the MD of Gaursons India, which is developing Gaur Yamuna City , one of India’s largest group-housing projects on 300 acres, also says that affordability is going to play a major role in attracting investors and homebuyers in and around the area.
Gaur says: “Yamuna Expressway , with built-up apartments available in the range of Rs 2,200-3,500 per sq ft, boasts of one of the lowest property prices in the entire National Capital Region, which makes this stretch an attractive place for investment and has evoked the interest of major developers.
